ALL APPLICANTS SHOULD MAKE A CAREFUL NOTE OF THE FOLLOWING CONDITIONS AS THEY ARE AN IMPORTANT PART OF ENTERING INTO A TENANCY AGREEMENT SHOULD YOUR APPLICATION BE ACCEPTED.
The property will remain on the market until we have received the following:
• A completed tenant application form and Holding Deposit funds (equivalent to a weeks rent);
• Documents to demonstrate your proof of current address (dated within the last 3 months) and your Right to Rent in England in accordance with the Immigration Act 2014 (unless you are able to bring your passport into our office in Wantage it may be best to bring it with you to the viewing in order for a copy to be taken there);
• The Landlord has accepted your application.
APPLICATION PROCESS
The entire application process is electronic where possible. Once your application has been accepted and the Landlord is happy for us to proceed, our reference company will email you an electronic copy of their reference form for you to complete online.
Once acceptable references have been received we will look to reconfirm a start date with you and request for the damages deposit to be sent across to us (equivalent to five weeks rent). At this point we will arrange for the tenancy agreement to be drawn up and sent to all parties for electronic signature at this stage the holding deposit will also be credited against your first months' rent.
Upon receipt of the Damages Deposit in cleared funds we will register this with the TDS deposit scheme and send out a copy of the TDS certificate and Prescribed Information to all parties.
Once the agreement has been signed by all parties, the remainder of the first months' rent will be required so that it has time to clear in advance of the tenancy start date. This is payable by bank transfer only.
Future rent payments should be made by standing order and full details of the relevant bank account will be made available at the appropriate time. Once the application process is complete copies of all the appropriate documents will be sent to you by email. Tenants are strongly recommended to have adequate insurance for their contents and accidental damage to the Landlords property, contents, fixtures and fittings.
