Property description
Detailed Description
Waterden House is an impressive 1700s residence to let, set in a tranquil spot surrounded by woodland and open countryside at Waterden, near Holkham. It offers five bedrooms in the main house, further flexible accommodation on the second floor and a self-contained two-bedroom annexe, which is included in the let.
The house is approached along a signposted private road through a five-bar gate. A winding drive continues through a second gate into a courtyard with parking for up to eight cars. Behind the striking brick façade and traditional sash windows, the house offers around 5,600 sq ft of characterful accommodation, with generous space for family life and entertaining.
A grand hallway leads to the principal reception rooms. These include an exceptional formal sitting room of over 44ft and a second reception room with a period fireplace, along with a study. The country-style kitchen has a central island, plenty of cupboard and worktop space, a four-oven AGA and an integrated dishwasher, with space for white goods. The old laundry room has been turned into a scullery that keeps its original stone sink and brick flooring. A cloakroom WC completes the ground floor.
On the first floor, the principal bedroom is a large double with countryside views, a dressing room with fitted wardrobes and an en-suite bathroom with a free-standing bath. Three further double bedrooms and two bathrooms are also on this floor.
The second floor offers flexible accommodation, with a studio-style reception area with pitched ceilings and exposed beams, a series of further rooms and two bathrooms. Many of the rooms have dormer windows and far-reaching views. The floor works almost as self-contained space and could suit guest accommodation, home offices, hobby rooms or extra bedrooms as needed.
The annexe has its own living room, kitchen and bathroom, and adds further flexibility. Together with the main house, this makes the property ideal for multi-generational living or a family with staff.
Outside, a loggia terrace sits alongside a lovely walled garden. Several lawned areas and mature shrubbery support local wildlife, and a range of traditional brick outbuildings provide useful storage.
