Detailed Description

The land extends to approximately 5.56 acres (2.25 hectares), predominantly comprising two fields and some woodland. The land is a mixture of level and some sloping pasture land with good road access at various points in the fields. The woodland edges the northern boundary and the fields are not fenced but do have a Cornish hedge along the southern and eastern boundary along the highway. There is a public footpath through the woodland between the two fields and there is no mains water connected to the holding.

The majority of the land is classified as being predominantly Grade 3 on DEFRA's Agricultural Land Classification Map.The land is accessed directly off the public highway.A plan of the holding is attached to these particulars.

The land is formed of three principle enclosures, with the remainder being :
1. Pasture field extending to 1.68 acres
2. Pasture field extending to 2.55 acres
3. Amenity woodland extending to 1.33 acres

ASSIGNMENT - The tenant will not be permitted to assign, underlet or part with possession of the whole or any part of the interest, without written consent from the Landlord.

After receiving tenders a shortlist of applicants will be drawn up and all applicants informed whether or not their names are shortlisted.

It is proposed that the successful applicant will be notified by late July 2026.

The shortlisted applicants may be visited on their present holding by the Landlord's agent on a date to be determined, following which reference will be taken up as necessary and a decision will then be made as to the successful applicant.The applicants will be informed of the decision as soon as possible and will then be required to sign the tenancy agreement within 14 days of acceptance.
