Property description
A beautiful family home, built just a couple of years ago and so benefitting from modern building regulations/technologies making this a home in a beautiful North Yorkshire village with all the mod cons for daily life.
Rainton is a thriving village community just outside the market town of Ripon. It has its own Pub and active village hall with numerous social clubs such as Table tennis, Yoga Martial Arts and many more. It offers easy connectivity to the A1, A19 making it handy for the commuter. There are good schools locally including some of the areas most renowned independent schools.
Ripon a short drive away offers a full array of shops, supermarkets, doctors surgeries, independent cafes and restaurants and one of the countries leading Grammar schools.
The home is an impressive four-bedroom stone built house arranged over two floors covering circa 2500 sq ft of spacious, flexible accommodation. I like the fact that the home has a large ground floor footprint as too many new builds are top heavy, this is not the case here, quite the opposite.
On entry there is a lovely open hallway offering a warm welcome and leading on to the main rooms on this level.
The hub of the home is a beautiful large open-plan kitchen/diner opening onto the generous rear garden. An exceptionally spacious and light-filled area extending to almost 29ft. The kitchen is of high standard throughout from the work surfaces, cabinetry, appliances and I love the roof lights!
The living room is also a very comfortable size and the neutral tones will accept most furniture.
Alongside the kitchen is a useful utility room and ground-floor WC, while the remainder of the ground floor offers excellent flexibility. A substantial reception room provides a comfortable main living space, complemented by a separate play/reception room and a study — ideal for home working or as an additional snug. It is an ideal well arranged family home.
The first floor continues to impress with four good sized bedrooms. The principal bedroom is particularly impressive, measuring over 17ft in both directions and benefiting from its own dressing room and a contemporary en-suite shower room. Three further bedrooms provide excellent family or guest accommodation and they are served by a stylish family bathroom with separate bath and shower.
Externally, the property enjoys a large enclosed rear garden, predominantly laid to lawn with a paved terrace adjoining the house, providing plenty of space for outdoor dining, entertaining and family life. There is a large integral garage and plenty of off street parking on the drive.
Coming to the rental market for the first time this is a rare find in a beautiful North Yorkshire village. Do enjoy the photo reel and be sure to book your viewing soon as we anticipate strong interest in this lovely home.
Services: Mains water, electric and gas.
