Grey Court: Old Town evenings and a breath of fresh air
An evening out in the Old Town, friends round for dinner, or simply opening the balcony doors and putting your feet up — this attractive two-bedroom flat makes everyday life all the more appealing.
Please see the “Is this right for you?” section below for household suitability, affordability figures and application details.
Set within an attractive block, a five-minute walk from the fashionable Old Town, the home offers well-proportioned rooms, its own allocated parking space, and a location that puts local eateries within easy reach. It has been looked after by the previous tenant, is in good condition and is available immediately at £1,300 pcm.
The lounge-diner is a particular highlight, with space to relax, eat and entertain friends and family. Its Juliet balcony brings an open, airy feel to the room: throw open the doors on warmer days and enjoy a little of the outdoors from the comfort of your sofa. There's no terrace to step onto, but the connection to the outside is a lovely feature.
The main double bedroom provides a comfortable retreat, while the smaller second bedroom offers flexibility as a single bedroom or modest home office. Somewhere for the desk to live without joining you at the dinner table, perhaps.
A large, well-maintained modern bathroom completes the accommodation. Outside, one dedicated parking space means you have an allocated place for your car when you return home.
The location adds plenty to the appeal. The Old Town's eateries and places to meet friends are around a five-minute walk away, making it easy to enjoy the neighborhood without turning every outing into a driving expedition.
To help you picture the space, the photographs include original images alongside subtly virtually staged versions. Furniture shown in the staged images is illustrative and does not form part of the letting.
Is this right for you?
We want you to feel comfortable here from day one. With a main double bedroom and a smaller second bedroom, we feel the flat is best suited to a household of up to two adults and one young child. Larger households may find the bedroom space limiting for everyday living.
Pets may be considered, subject to a pet application and the necessary approval for the block. Please mention your pet when you enquire so we can explain the process before you apply.
Affordability and renting criteria
The monthly rent is £1,300. Our usual affordability benchmark is a combined annual household income of at least £39,000. We consider income alongside financial commitments as part of the application, so please speak to us if you are unsure how your circumstances fit.
If you fall a little short of the benchmark, a guarantor may help. Our usual criteria are a UK-based, home-owning relative with an annual income of at least £54,600, subject to affordability checks and referencing.
Applying in advance
When you enquire, we'll send you a message explaining how to complete an advance application. It takes around five minutes and contains approximately 12 questions — enough to get things moving without taking over your evening.
This is offered for your convenience: it gives you a chance to send us your information ahead of a busy viewing period and can sometimes help us move the process along more quickly. It also gives us an opportunity to understand your circumstances and answer any questions early on.
How to book a viewing
Viewing appointments can be booked directly online. Additional slots will be added from time to time, so if you cannot find an appointment that works for you, please call our office, available 24 hours a day, or keep checking the website for new slots as they become available.
