Property description
Set behind electric gates and approached via a sweeping private driveway, Priory House is an exceptional Grade II listed residence extending to approximately 8,185 sq ft, set within over three acres of beautifully landscaped private grounds. Combining period character with impressive proportions and modern comforts, the property offers seven bedrooms, six reception rooms, a swimming pool, private gym, cinema, a newly refurbished detached coach house and substantial garaging.
The house has been meticulously maintained and thoughtfully enhanced, with considerable investment in its structure and original features, while ensuring the property meets the demands of contemporary living. Its generous and versatile layout offers an outstanding balance of formal entertaining space and comfortable family accommodation, with well-proportioned reception rooms and a natural flow throughout.
The seven bedrooms are complemented by five bathrooms and a guest cloakroom, while additional leisure facilities, including a private gym and cinema, provide further scope for relaxation and entertaining. The overall accommodation offers remarkable flexibility, whether for family life, hosting guests or working from home.
Outside, the grounds are a particular feature, extending to more than three acres and offering a wonderful sense of privacy and seclusion. Expansive lawns, mature trees and additional paddock space create an attractive country setting, while the swimming pool and adjoining terrace provide an ideal environment for outdoor entertaining and summer living.
A recently refurbished detached coach house adds a valuable further dimension to the property, offering excellent potential for guest accommodation, staff quarters or independent living. The substantial garage extends to over 1,200 sq ft and benefits from underfloor heating, providing exceptional space for vehicle storage and additional uses.

The area is also renowned for its choice of highly regarded independent schools, including Haberdashers' Boys' School, North London Collegiate School, Aldenham School and Merchant Taylors' School.
