Making an Offer
Once you've found the perfect property, our dedicated lettings consultant will present your offer to the landlord. To assess the offer accurately, we'll need some essential information, including:

Length of Contract
Tenant Details (individual or company)
Special Conditions of Offer
Rest assured, our consultant will liaise with the landlord on your behalf, and if the offer is accepted, it is subject to contract, satisfactory references, and cleared funds at the tenancy's commencement.
Terms Agreed
Once terms are agreed upon, we'll request an initial payment from you to reserve the property while we process your references and tenancy paperwork. Should the tenancy not proceed, please note that we may retain this sum to cover our costs. For a detailed explanation of this payment and our costs, our local office will be more than happy to assist you.
Referencing
To ensure a smooth process, we work with an independent credit reference agency to obtain references. Additionally, we'll require an original photo id and proof of address, such as a utility bill or bank statement. Completing an application form with your personal and employment details, as well as details of your previous landlord (if applicable), will also be necessary.
For students studying in the UK, we'll need confirmation from the educational institution and details of a UK-based guarantor. In case you require a UK-based guarantor due to study or financial reasons, they will also need to complete a credit reference form. In certain circumstances, the landlord may waive this requirement and ask for rent payment in advance for the entire tenancy term if a UK-based guarantor is unavailable.
Tenancy Paperwork
We'll prepare an agreement to let the property, laying the groundwork for the legal obligations and contract between all parties involved. Take your time to review the tenancy agreement thoroughly, ensuring that all details are correct and terms are fully understood. Each party will sign a copy of the agreement, which will be witnessed before returning them to us for dating. Once dated, the contract becomes legally binding.
Initial Costs
Before the tenancy commences, you will receive an initial invoice outlining the required cleared funds, including:
First Rent Payment (monthly, quarterly, or by arrangement)
Deposit (usually equivalent to five to six weeks' rent)
To meet the RICS codes of conduct, we only accept cleared funds in the form of a banker's draft, bank transfer/chaps transfer (before 3.00pm) on weekdays. Please note that cash payments cannot be accepted. We will also assist you in setting up a standing order for agreed rental payments.
Deposit Monies
As a member of the Deposit Protection Scheme, Txplus will hold your deposit as a 'stakeholder' throughout the tenancy in a separate client account. Your deposit is protected under the Tenancy Deposit Scheme, and at the end of the tenancy, it will be refundable upon receiving written consent from both parties for any deductions as per the agreement. In some cases, our landlords may prefer to hold the deposit in one of the approved tenancy deposit schemes, and you will be informed of this before the tenancy begins. Please be aware that we collect five or six weeks' rent as a deposit (depending on whether the annual rent exceeds 50,000), and the deposit monies cannot be refunded until we receive written consent from both parties.
Tenancy Paperwork (Continued)
Once all legal and financial arrangements are in place, you will meet the inventory clerk at the property. The inventory clerk will go through the property with you, assessing the schedule of contents and condition. Keys to the property will be handed over to you during this meeting.
Following the commencement of the tenancy, we will provide you with a signed and dated copy of the landlord's tenancy agreement, along with the inventory report, for your records. In cases where we manage the property, our dedicated property manager from the Txplus team will introduce themselves, providing you with a welcome pack and their contact details.
