Property description
Kangles Farm is an impressive family residence in a tranquil location surrounded entirely by fields but close to transport links.
The accommodation of approximately 2000 square feet is arranged on a single level and so is exceptionally versatile for configuring different rooms as bedrooms or reception rooms. Built-in cupboards are a feature throughout. Combining character, space and practicality, the property provides an excellent setting for relaxed family living and for entertaining.
The front door opens into a welcoming hallway, leading through to a very large kitchen/diner with wide windows to the south and east, and sliding doors to the garden. Double doors lead to the main living room, which has an efficient wood-burning stove and wide bi-fold doors to the garden. Across the hallway, a further large living room/bedroom is adjoined by a small single bedroom/study as well as the utility room with cloakroom and airing cupboard. Also south facing is the main bedroom with ensuite bathroom. Another bathroom with west-facing window serves the other two bedrooms.
Kangles Farm has been extensively improved for comfort, warmth and style, with new radiators, high-quality carpets and attractive light and bright decor.
To the front of the house, a very large carriage driveway offers gated parking for approximately 10 vehicles, along with a bike shed.
At the back, an extensive stone terrace runs the entire length of the house, and this adjoins the 300 ft garden, which has a number of charming features including an orchard of cherry, apple, pear and cobnut trees, raised beds for growing fruit and vegetables, a greenhouse, a wildlife pond, a birch grove, and numerous other mature trees and shrubs including beech, larch and eucalyptus. The garden is shielded to the west by a long hedge and otherwise is surrounded by fields. Garden maintenance is provided by the landlord’s existing gardener at no additional charge to the tenant.
Further storage is available in the loft.
One of the property's key attractions is its excellent position for local schooling and transport. Halstead primary school is ¼ mile away on the same lane, and school buses from the village crossroads (1/2 mile) serve all secondary schools in Sevenoaks and Orpington. Both Orpington and Sevenoaks can be reached by car within 10 minutes. Knockholt station, with direct half-hourly services to London, is approximately 1.6 miles and can be reached via footpaths or by road
