Change of Sharer (Tenants Request)
Payment of £50.00 per replacement tenant or any reasonable costs incurred if higher.
To cover the costs associated costs, taking landlord’s instructions, new tenant referencing, Right-to-Rent checks, registration of deposit,
preparation and execution of new legal documents.
Early Termination of Contract (Tenants Request)
If the tenant request to leave their contract early, they shall be liable for the associated landlords reasonable costs in finding a new tenant.(£495.00)
This includes the marketing and re-letting the property, The Tenant will also be liable to pay rent due under the tenancy agreement until
the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Loss of Keys
Payment of £20 for replacement keys.
Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s).
If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant.
Unpaid/Late Rent
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid, in order to pursue non-payment of rent.
This will not become applicable until the rent is 14 days late.
