**Tenant Fees**
**Holding Deposit:**

Where replacement locks or additional keys are required, reasonable evidenced costs may be charged.
**Variation of Contract (Tenant's Request):**
Up to £50 per agreed variation, or reasonable costs incurred if higher and supported by evidence.
This covers the costs associated with amending the tenancy agreement at the tenant's request.
**Change of Sharer (Tenant's Request):**
Up to £50 per replacement tenant, or reasonable costs incurred if higher and supported by evidence.
This covers the costs associated with landlord instructions, tenant referencing, right-to-rent checks, deposit administration and preparation of new tenancy documentation.
**Early Termination (Tenant's Request):**
Where a tenant requests to terminate their tenancy early, charges may apply in accordance with the Tenant Fees Act 2019.
These will not exceed the landlord's actual financial loss or the agent's reasonable costs associated with the early termination.
