1. Rent
Rent is payable as per your tenancy agreement. Rent payments are due monthly in advance.
2. Holding Deposit
A holding deposit is required to reserve a property. This is 1 week's rent and will be deducted from your first month's rent or tenancy deposit upon signing the tenancy agreement.If your application is successful and you proceed with the tenancy, the holding deposit will be credited to your first payment.Refunding the Holding Deposit:
The holding deposit will be refunded within 7 days unless:
You withdraw from the tenancy before signing.You fail to pass the Right to Rent check.You provide false or misleading information that affects your eligibility for the property.You fail to sign the tenancy agreement within 15 days of the holding deposit payment (unless agreed otherwise).
3. Tenancy Deposit
Your tenancy deposit is capped at 5 weeks' rent (or 6 weeks' rent for tenancies where the annual rent exceeds £50,000).This deposit is held as security for any damages or unpaid rent. It will be returned at the end of the tenancy, subject to deductions for damage, unpaid rent, or breach of tenancy terms.
4. Late Payment Charges
If your rent is more than 14 days late, you may be charged a late payment fee of up to 3% above the Bank of England base rate on the overdue amount.
5. Lost Keys and Security Devices
If you lose the keys or security devices, you will be charged for the reasonable cost of replacing them. This charge will be evidenced by receipts.
