Property description
A distinct red brick period building, sitting on a prominent corner of Holland Park Avenue. Its distinctive neo-Gothic gables, tall ornamental chimneys, and elegant white stonework give it real presence on the street - the kind of building you actually notice as you walk past, rather than a generic modern block.
This flat is located on the lower ground floor.
For students, it is a rare chance to live somewhere with genuine personality: the warmth and craftsmanship of a true period property combined with the convenience of a thoughtfully modernised flat, all in one of London's most desirable postcodes.

Transport links:
Few minutes walk fromHolland Park Station (Central Line). You are also a short 10-minute walk to Shepherd's Bush (Central & Overground) and Notting Hill Gate (Central, District & Circle Lines), giving you fast, direct access across the whole of central and west London.
Universities and students:
Ideally located for Imperial College students. The White City campus is just two stops west on the Central Line from Holland Park Station (or a pleasant walk if you prefer fresh air), while the main South Kensington campus is a quick journey via Notting Hill Gate on the Circle and District Lines.
For students at more centrally based universities, the Central Line takes you directly to the heart of Bloomsbury and the West End in around 15 minutes - UCL, SOAS, and Birkbeck are all a short walk from Tottenham Court Road, while the University of Westminster's flagship Regent Street campus is right by Oxford Circus. No changes, no buses, just a single direct ride from your front door.
The area's mix of green space, great transport, and lively shopping and dining makes it a particularly desirable base for student life in west London.
Location:
Holland Park Avenue is your local high street - an elegant, tree-lined stretch known for its "village" atmosphere, sitting right between the boutique charm of Notting Hill and the energy of Shepherd's Bush.
Holland Park itself is practically your back garden. Often cited as London's most peaceful and romantic park, it is just a two-minute walk from your door - a beautiful escape with woodland walks, the famous Kyoto Garden, tennis courts, and an outdoor opera in summer.
Dining and shopping:
For everyday essentials, there is a large Waitrose and a selection of premium independent delis, cafés, and bakeries right on your path home.
Westfield London is under a 5-minute walk away - one of Europe's largest shopping and leisure destinations, home to over 450 stores ranging from high-street favourites like Zara, Uniqlo, and Apple to luxury flagships including Louis Vuitton, Gucci, and Tiffany & Co. Beyond shopping, you have a Vue cinema, a huge international food court, dozens of restaurants and cafés, and seasonal highlights like the winter ice rink. It is a genuine destination in its own right - and it is on your doorstep.
For something more characterful, Notting Hill is your other immediate neighbour. You are perfectly positioned for the boutique charm of Clarendon Cross and the famous antiques and weekend market of Portobello Road, both within a 10-15 minute walk.
