London Property Guru require that a holding fee of £500 is paid prior to an offer being put forward to the landlord. This fee is to confirm your commitment to the proposed tenancy, and will be credited towards your total move in fees as per your offer being accepted.
A referencing check of £60 per person (over the age of 18) is so our third party referencing company can make sure that you fit the affordability criteria, this is for both yours and the landlords peace of mind.
A referencing fee is also required if you have a guarantor which is again £60.
Once the offer has been accepted and you have received a call from our admin department, you will receive an email explaining everything that was mentioned in the phone conversation to keep for your records. Shortly after you will receive another email from the lettings hub to start your references.
At this point you would need to make the payment of the 1st months rent + £360Admin fee + Reference (the £500 holding deposit will be deducted from this total).
Once you have passed referencing, we will start to prepare your contract.
5 days prior to the move in, we would require you to pay the 6 weeks deposit. This will be held in a secure account through âMy Depositsâ and cannot be accessed by us, you or the landlord until the end of the tenancy inventory.
