Tenant Fees & Important Information
For Assured Periodic Tenancies in England:
Holding Deposit
One week’s rent
To reserve the property
Non-refundable if:
You or your guarantor withdraw from the tenancy
You fail a Right-to-Rent check
You provide false or misleading information
You fail to sign the tenancy agreement (or Deed of Guarantee) within 15 calendar days (or an alternative agreed deadline)
Security Deposit
Five weeks’ rent (if rent is under £50,000 per year)
Six weeks’ rent (if rent is £50,000 or more per year)
Held to cover damages or defaults during the tenancy
Unpaid Rent
Interest charged at 3% above Bank of England Base Rate, from due date until payment received
Applied only after 14 days of arrears
Lost Keys or Security Devices
Tenants cover the actual cost of replacements
If lock replacement is required, tenants cover:
Additional charge of £15 per hour (inc. VAT) may apply for agent time
