The Free holder Haringey Council have confirmed the broad scope but has not provided a detailed programme or committed timeline. I have included an indicative estimate below, clearly identified as such. The key point is that Haringey currently intends to start in September 2026, but this is not a confirmed start date.
Known scope of works
• Underpinning of the building
• Replacement of the flat's windows
• Replacement or upgrading of the flat's entrance door
• Erection of scaffolding to the building
• Associated external and building repair works
• Drainage works
• Possible use of alternative or side access during part of the works
Timing
Haringey currently intends for the works to commence in September 2026, but this is not a confirmed start date and no formal construction programme has yet been provided.
The start date may therefore change.
Haringey has not provided a confirmed completion date or detailed sequencing for the different elements of the works.
The following is the landlord's own indicative estimate, provided solely to give prospective tenants an indication of the possible scale of the disruption. It is not based on a current programme supplied by Haringey and should not be relied upon as a confirmed timetable.
• Current intended start: September 2026, but not confirmed
• Indicative duration once started: potentially 9–12 months for a programme of this nature, although the actual duration may be shorter or materially longer
• Scaffolding is expected to be required during the works, although its precise extent and duration have not been confirmed
• Underpinning is expected to be one of the more disruptive phases in terms of noise, vibration and construction activity
• The timing of the window and door replacement has not yet been confirmed
Expected practical impact
Depending on the final programme and sequencing, the works may involve:
• Noise and vibration, particularly during underpinning and structural works
• Scaffolding around parts of the building, potentially affecting natural light and outlook from affected windows
• Contractors and construction activity around the building
• Possible use of alternative or side access during parts of the works
• Access to the flat where required for window and door replacement
• Possible localised making-good following works
The precise extent, duration and timing of these impacts have not yet been confirmed by The Freeholder Haringey Council.
