No further viewings or deposits will be taken once your deposit has been received, unless the landlord rejects your offer. The one week deposit will be fully refundable should the landlord decide not to proceed or fulfil your requirements. The holding deposit will either be refunded back to you or with your consent can be put towards your tenancy first months advance rent or your security deposit. Replacement tenants and Changes to the tenancy agreement: The vacating tenant who wishes to replace themselves will be liable for a tenancy change charge of 50.00 or when requested by the tenant(s) for any additional changes required during the term including early termination. Keys cost: If a tenant has lost a key or security device that requires a replacement, a default fee will be charged for a lost key or equivalent security device. The landlord or agent will provide evidence in writing to the person liable for the payment to validate the costs they have incurred. The tenant will pay a reasonable fee to cover the cost of replacing the lost key or security device that the landlord/agent have incurred as a result of the lost key or security device. Costs associated with the loss of a key or security device vary depending on the key/device. Normally it is possible to get a new standard door key for between 3 and 10, a specialist door key could cost between 5 and 20 to replace and a key fob could be up to 50. The tenants will be given a summary of the costs incurred which will be reasonable and written evidence will be provided e.g. An invoice or receipt for a replacement key or security device. Where possible, the landlord or agent will allow tenants to resolve issues independently, hence you may be given the option to replace a lost key or security device at your own cost instead. If the agent or landlord are required to arrange the key/device to be replaced then costs for their time to arrange this may apply to the tenants. The cost will normally be of no more than 15 per hour. If a tenant voluntarily requests additional keys or security devices, they will be charged for the cost of extra sets of keys/devise to pay for this/service Maintenance costs: May apply to the tenants for any damages caused by tenants negligence whether misuse or accidental. The landlord or agent will provide evidence in writing to the person liable for the payment to validate the costs they have incurred. The tenant will pay a reasonable fee to cover the cost of the damage that the landlord/agent have incurred as a result of the damage. Costs associated with any damage will vary depending on the nature of the damaged caused. The tenants will be given a summary of the costs incurred which will be reasonable and written evidence will be provided e.g. An invoice or receipt for the damage repair costs. Where possible and in some cases the landlord or agent will allow tenants to resolve issues independently, hence you may be given the option to resolve the damage at your own cost providing it is carried out be a competent person and reflects the original condition. Early termination charge: This will apply and be capped at the landlord loss or agents reasonable incurred costs which will be highlighted to you and normally include; marketing the property, further viewings, preparation of paperwork etc... If tenant(s) wish to terminate the contract during the fixed term all tenants will remain liable to pay the rent until the term expires or with the landlords consent until a suitable tenant(s) is found who is approved by our referencing company and is able to move in.
