Property description
A characterful and generously proportioned two-bedroom Live/Work property to rent within Springfield House on Tyssen Street, Dalston, offering approximately 736 sq ft / 68.4 sq m of accommodation and combining the proportions of a converted industrial building with a clean contemporary finish.
Positioned on the fourth floor, the apartment has a distinctive loft-inspired aesthetic throughout. Original exposed London stock brickwork, black-framed industrial-style windows, exposed metal ducting and surface-mounted conduit provide an authentic warehouse character, balanced against crisp white walls, pale timber-effect flooring and a modern neutral colour palette.
The centrepiece of the property is the impressive open-plan living room and kitchen measuring approximately 20'7" x 17'8". The proportions allow clearly defined living, dining and working areas, making the space particularly well suited to the property's designated Live/Work use. Large industrial-style windows bring natural light into the room, while the extensive exposed brick wall creates a strong architectural feature.
The contemporary kitchen is arranged in an L-shaped configuration with handleless white cabinetry, contrasting grey tiled splashbacks, integrated oven, electric hob and generous preparation and storage space. Its understated finish works particularly well against the more industrial elements of the apartment.
There are two genuine double bedrooms, measuring approximately 13'5" x 9'5" and 13'6" x 8'3" respectively. Both continue the loft aesthetic with exposed brick surrounds to the windows, black-framed glazing and neutral finishes, while soft grey carpeting gives the sleeping accommodation a warmer feel.
The bathroom is finished in contemporary neutral tiling and includes a full-size bath with overhead rainfall-style shower and glass screen, wall-mounted vanity unit, concealed-cistern WC, mirrored storage and chrome heated towel rail.
Springfield House is positioned in the heart of Dalston, putting an excellent selection of independent cafés, restaurants, bars, shops and amenities within easy reach. Kingsland High Street, Ridley Road Market, Dalston Kingsland and Dalston Junction stations are all conveniently located nearby, providing excellent connections towards Shoreditch, Hoxton, Highbury & Islington, the City and wider Central London. London Fields and Broadway Market are also accessible for further dining, leisure and green space.
The combination of 736 sq ft of accommodation, two double bedrooms, a particularly large reception area and genuine warehouse character makes this an especially interesting option for occupiers seeking somewhere that can accommodate both their home life and a legitimate working environment.
The building in which the Property is located has a designated Live/Work planning use. A Live/Work property is designed to allow the space to be used simultaneously as a home as well as a base from which to undertake work. Working from the Property is a mandatory requirement, and using the flat exclusively for residential use is not permitted. The Live/Work Lease that governs the tenancy is a combination of both residential and commercial.
As such, the Live/Work Lease is not the same as an Assured Shorthold Tenancy (commonly known in its abbreviated term as an AST) which relates to purely residential occupation. It does not fall within the Housing Act 1988 and so does not enjoy the statutory protections which flow from that legislation, like the requirement for deposits to be registered with a government approved scheme. Importantly, the Live/Work Lease will also not be covered by the changes made to residential tenancies by the Renters Rights Bill which is currently making its way through Parliament, including open ended tenancies, or the ability to appeal rent increases. The Live/Work Lease may fall within the Landlord and Tenant Act 1954.
The provisions of Sections 24 to 28 of the Landlord and Tenant Act 1954 will be excluded in relation to the tenancy. You will be provided with a Notice in the form set out in Schedule 1 of the Regulatory Reform (Business Tenancies) (England and Wales) Order 2003 (the 2003 Reform Order).
Before the start of the Lease, you will need to sign a 'Statutory' Declaration, which must be witnessed by a solicitor who is empowered to administer oaths. The cost of this is minimal (usually circa £10) and it can be undertaken very quickly at most solicitors' offices, often without an appointment.
