The building in which the Property is located has a designated Live/Work planning use. A Live/Work property is designed to allow the space to be used simultaneously as a home as well as a base from which to undertake work. Working from the Property is a mandatory requirement, and using the flat exclusively for residential use is not permitted. The Live/Work Lease that governs the tenancy is a combination of both residential and commercial.
As such, the Live/Work Lease is not the same as an Assured Shorthold Tenancy (commonly known in its abbreviated term as an AST) which relates to purely residential occupation. It does not fall within the Housing Act 1988 and so does not enjoy the statutory protections which flow from that legislation, like the requirement for deposits to be registered with a government approved scheme.
