Holding Deposit (per tenancy)
A holding deposit equivalent to one week’s agreed rent is required to reserve the property.
The holding deposit may be withheld if any relevant person (including any guarantor):
Withdraws from the tenancy
Fails a Right to Rent check
Provides materially false or misleading information
Fails to enter into the tenancy agreement and/or Deed of Guarantee within 15 calendar days (or another deadline agreed in writing)
Where the tenancy proceeds, the holding deposit may, with the tenant’s agreement, be applied towards the first month’s rent or the tenancy deposit
If the tenant withdraws or fails referencing due to non-disclosure or falsified information, the holding deposit will not be refunded
Tenancy Deposit (per tenancy)
Rent under £50,000 per year: Five weeks’ rent
Rent of £50,000 or over per year: Six weeks’ rent
The tenancy deposit is held as security against damages or defaults by the tenant during the tenancy.
Unpaid or Late Rent (England)
Interest will be charged at 3% above the Bank of England Base Rate, calculated from the rent due date until payment is made.
This charge will only apply once rent is more than 14 days overdue

Lost Keys or Security Devices

Change of Sharer (Tenant’s Request)
A fee of £50 (including VAT) per replacement tenant applies, or any reasonable higher costs incurred.
This includes landlord instructions, referencing, Right to Rent checks, deposit registration, and the preparation of new legal documentation.
Early Termination (Tenant’s Request)
Early termination is not an automatic right and will be considered on a case-by-case basis.
Where agreed, the tenant will be responsible for all reasonable costs incurred by the landlord, including:
The agent’s existing or re-letting fees
Rent due under the tenancy until the commencement of a replacement tenancy
Such costs will not exceed the total rent outstanding under the tenancy.
