EV charging above 190 kWh per calendar month will be charged at the applicable electricity unit rate, based on recorded charger use and the terms agreed in the tenancy.

The entrance room is currently arranged as a small seating and plant area. It could also work particularly well as a boot room or practical space for dogs, coats and outdoor equipment.

The large kitchen has extensive cupboard and drawer storage, an oven, hob, dishwasher, fridge and a three-metre island with plenty of space for food preparation and informal dining. A substantial under-stairs cupboard provides further storage.

The spacious lounge can accommodate several uses and currently includes a work area. A built-in desk and bookcases may remain or be removed by agreement.

The house has gas central heating as well as a substantial working fireplace, providing additional warmth and a cosy focal point during the colder months.

A downstairs WC with washbasin completes the ground floor.

The three upstairs rooms offer a flexible layout and can be arranged as three bedrooms, or as two bedrooms with an additional lounge, studio or office.

The principal bedroom has a large built-in wardrobe and an adjoining room currently used as a private office and dressing room. This room has unused plumbing connections but is not fitted or presented as an en-suite bathroom.

The second bedroom also has a generous built-in wardrobe.

The third room is currently arranged as an upstairs lounge and could equally be used as a bedroom, office, hobby room or additional living space.

The main bathroom has a large shower, WC and washbasin. Please note that there is no bath.

Two hallway cupboards currently house the washing machine and tumble dryer, both of which are provided. Further storage is available in the loft and in a small external store attached to the house.

The house has its own fully enclosed, gated garden, separate from the shared driveway. It is secure for dogs and provides a private place to sit and spend time outside.

The planted areas need regular watering during warm weather, together with seasonal trimming and general care.

The garden has vehicle-width gated access. An additional car may be accommodated within the garden by prior agreement, although this would reduce the available garden space.

Hot and cold outdoor taps are provided — particularly useful for rinsing muddy dogs, boots and outdoor equipment after countryside walks.

An outdoor bath or hot tub may be possible with prior written agreement, subject to a safe arrangement for placement, installation and drainage.

The driveway between the main house and the annexe is the only outdoor area shared between the two properties.

Two parking spaces immediately outside the garden gate are reserved for the main house, with the EV charger located beside them.

The annexe has its own parking space and a small outdoor seating area. That seating area may occasionally be needed for temporary access, but it is not an additional parking space for residents or guests of the main house. Further visitor parking is ordinarily available along the street.

The annexe is a completely separate building, with no connection to or shared internal space with the main house, and will be occupied under a separate arrangement.

Barsby is a small rural Leicestershire village surrounded by countryside, with public footpaths and attractive walking routes accessible locally. The area is particularly well suited to dog owners, with countryside walks from the village and several nearby dog-friendly places to visit.

Nearby places include:

• Ashby Folville – approx. 1 mile — reachable on foot by road or via a particularly attractive countryside footpath; home to the dog-friendly Carington Arms pub and the village hall, which hosts a dog-friendly Saturday café/coffee morning

• The Larder at Burrough Court – approx. 4.7 miles — dog-friendly café for coffee, breakfast, lunch and cakes, with landscaped surroundings and a secure dog field also available at Burrough Court

• Burrough Hill Country Park – approx. 6 miles — dog-friendly countryside walks, an Iron Age hillfort and panoramic views

• Melton Mowbray – approx. 7.4 miles — nearest town for supermarkets, everyday shopping, cafés, restaurants and other amenities

• Leicester – approx. 15 miles

• Nottingham – approx. 29 miles

Loughborough and Market Harborough are also accessible by car.

With an enclosed garden at home, hot and cold outdoor taps for muddy paws, footpaths and countryside walks nearby, and several dog-friendly places within a short drive or walk, the location is particularly convenient for dog owners as well as anyone looking for a quieter rural lifestyle.

A car is strongly recommended for shopping, leisure activities and most everyday journeys.

Broadband is included. The current connection is not fibre and has supported two people working from home at the same time, including online meetings.

It is suitable for everyday internet use and ordinary streaming, although very large downloads may take longer and occasional interruptions can occur.

Mobile reception varies within the house and is generally stronger upstairs. Wi-Fi calling or internet-based calling services may therefore be useful.

The property may be offered unfurnished or partially furnished by agreement.

It should not be assumed to be fully furnished; beds and other essential furniture are not provided. Selected furniture, bookcases and storage units may remain by agreement. The televisions and some personal furniture shown in the photographs will be removed.

The dishwasher, oven, hob, fridge, washing machine and tumble dryer are provided. An inventory will confirm exactly what remains before the tenancy begins.

The Council Tax band and EPC rating are being confirmed.

The property is expected to become available between approximately mid-October and November 2026, with the moving date agreed with the successful applicants.

Viewings can be arranged by appointment.

When enquiring, please include a brief introduction, the number of people who would live at the property, your expected moving date and details of any pets.
