Property description
The Norfolk Agents are pleased to offer this modern detached property, situated just a short walk from the village pub in the popular village of Harpley. The property is set back from the road with a private block paved driveway and an enclosed south-west facing courtyard garden. The property is available from October 2026 (subject to references).
Agent’s Note: The landlord is seeking a 12-month tenancy only and intends to serve notice at the end of the tenancy period, with a view to selling the property thereafter.
ACCOMMODATION Visitors are welcomed in through the glazed entrance porch into the reception hall, from where stairs rise up to the first floor landing. The fitted kitchen provides ample space for a dining table with chairs alongside an extensive range of cream fronted storage units under solid oak work surfaces, incorporating a 1.5 bowl sink under a window to the front aspect. The kitchen is also equipped with an integrated oven, grill and electric hob, slimline dishwasher, fridge with freezer drawer, washing machine and tumble drier. Across the hall from the kitchen is the charming sitting room, which has a wood burning stove and a pair of sliding doors which open to the delightful garden room. The garden room spans the full width of the house, with glazed elevation on low-level rendered walls, reclaimed pamment tile flooring and a pair of doors opening out to the garden. There is also a cloakroom on the ground floor. Upstairs there are two generously proportioned double bedrooms sharing a neatly appointed bathroom with a built-in airing cupboard.
OUTSIDE The property is approached over a block-paved driveway which can comfortably accommodate three vehicles. Gated access at the side of the house leads to the enclosed south-west facing rear garden, which is partially paved and laid to shingle for ease of maintenance. The garden is fully enclosed and completely private, providing the perfect place to sit and enjoy the sun or entertain guests.
LOCATION Along with the neighbouring village of Great Massingham, the pretty village of Harpley is considered one of West Norfolk's most desirable locations.
