This large, spacious three storey town house was renovated in March 2019 and is perfect for accommodating working professionals. Bolton Lane is a quiet residential area situated right next to the popular Christchurch Park, meaning it is very central. The main Ipswich Bus Station, which connects bus links all over Ipswich, and Sailmakers Shopping Centre are just down the road. Because of this central location, the house does not have parking directly outside the property, but it does offer parking permits a short walk up the hill for two tenants. There is also a non-restricted parking area about a 5 minute walk from the property which is ideal for guests. The house has a total of six bedrooms with each room being fully furnished with a double bed (with the exception of bedroom 3 which offers a super king size bed), wardrobe and chest of drawers. There is also a TV point in each room, accessible wireless internet throughout the house and a lock on every bedroom door. The two largest rooms are number 3 and 5. Bedrooms 1,4 and 6 are medium doubles and offer enough space to add additional furniture, such as a desk. Bedroom 2 is the smallest room but is still classed as a large, spacious double room. The property is bursting with character and some of the bedrooms offer period features such as a fireplace, which sadly cannot be used but is aesthetically pleasing!
There is one shower room and one bathroom with bath and shower, both of which are on the middle floor away from bedrooms 3 and 4, so perfectly situated. There is another toilet on the ground floor, a communal kitchen/diner (equipped with a table to seat six, two fridge freezers, oven, hob, two washer/dryers, microwave, kettle and toaster) and lounge area with large corner sofas/seating area and a large flat screen TV with free sat.
The property comes with a lovely private garden and secure rear access which is ideal should you own a bike.

Please be aware that we require one week’s rent to secure the room whilst we take you through the application process which includes references, checking id and Visas if applicable. Once the application process is complete, we will then require a full month’s rent as a deposit, minus the one week’s holding fee you have already paid. These deposit details will then be entered into the ‘Mydeposits’ scheme and you will be issued with a certificate as proof of this protection. The day that you move into the property we will require another month’s rent for the month ahead. To help your budgeting, basically we require a payment of two months’ rent (broken down in the three stages as described above) before we can let you move in.
We are happy to send you video tours of any of our available properties as well of the individual bedrooms on Whatsapp in case you are not able to view the property in person. If it is not possible for you to attend a viewing and meet us in person, then we would require a video call with you, in place of a face to face meeting, in which we would talk you through the application process to ensure you are happy and able to fulfil our application criteria.

Our application process includes references, checking id and share codes if you are not a UK resident. Once the application process is complete, we will then require a full month’s rent as a deposit, minus the one week’s holding fee you have already paid.
