Please note Holding Deposit is non refundable in the following situations

Unsuccessful Rent Payment Collection If your rent payment collection fails then we will charge you a fee on each occasion we have to contact you to cover our administrative time in dealing with it. You will be liable for interest of 3% over Bank of England Rate and further late payment charges if your rent is overdue by more than 14 days.
Early Leaving if a Tenants situation changes & the Tenant requests the end of the Tenancy while in a Fixed Term Assured Shorthold Tenancy - it may be possible with Landlords approval to re Advertise the property. Viewings, Advertising, Marketing, Insurances, Costs & all Legal Documents it takes to get a suitable new Tenant in situ will be passed on to the Tenant. £500
Tenant is responsible to continue to pay all utilities and Council Tax until day before new Tenant moves in.
Other Services if you ask us to provide any services to you or on your behalf, or we are required to do so, which are outside the scope of the tenancy agreement, then our time will be charged at our hourly rate plus costs, except where a service is specified below. Minimum charge £15
Missed Appointments where the Tenant has acknowledged via email that they will stay in the property to allow access, then unreasonably refuses access on the day or the Maintenance is a Tenant Issue - the Contractors Invoice will be to you not the Landlord & any time any Top Hat staff spend will be charged at £15 per hour
