Property number 54078. Enquire through Rightmove's messaging system and we'll respond within 5 minutes, 24/7. Ideal if you’re looking for a one-person countryside haven that’s just 3 minutes’ drive from the nearest shops in Forest Row, 10 minutes’ walk from the Hatch Inn pub, and an hour's commute to London Victoria from nearby East Grinstead station. It’s ideally located for hybrid working, with high-speed fibre broadband making Teams calls easy, despite your semi-rural location.
It has solid oak flooring, a kitchen area with a 2-ring induction hob and fridge with freezer box, plus ample space for a sofa area and a double bed. The shower room includes a washer-dryer.
The main living area includes a Jotul wood-burning stove, in addition to the main house heating. With modern double-glazing and excellent insulation, in the recent heatwaves it was routinely 10 degrees cooler than outdoors - which also makes it cosy in winter. Heating and hot water come from the main house, where the landlords live, with heating running mornings and evenings - included in the rent.
You have a traditional stable-style front door, overlooking the 100m² garden. This has a mature elderberry, a beautiful purple beech, a pink rambling rose, a lawn (mowing included in the rent), and a large decking area for the afternoon sun - with a brand new outdoor sofa and table set to enjoy coffee in the sunshine. Plus there's a blank-canvas bed previously used as a veg patch, a flower bed, a log store, a large compost bin, and a brand new 8' x 6' storage shed.
Gardening is included in the rent, with monthly lawn mowing in season, and annual tree and hedge maintenance. We ask the tenant to do basic weeding, and to help with leaf-raking in autumn.
You have direct access straight onto the ancient part of Ashdown Forest, between Forest Row, Colemans Hatch, and Wych Cross, with road-free walking routes to Forest Row village and local landmarks. So this is perfect for you if you love sunset walks and being in the countryside, and want somewhere peaceful to live, rather than a party-pad.
Rent includes most bills:
* Council Tax
* Shared heating
* Reasonable use of hot & cold water and sewerage
* Most gardening
Extras:
* electricity (sub-metered, paid at cost to landlords - typically this has been around £30 per month, depending on your gadgets
* phone/broadband (you have your own line and can choose your preferred supplier and package)
* wood-burner wood
* annual chimney sweeping (organised by landlord)
* TV licence, if needed
Long-term tenant only. ***One person only***. Sorry - this is not negotiable.
Part or Fully Furnished:
Available part- or fully-furnished. It comes with a folding table and chairs, fridge, the washer-dryer, and decking outdoor sofa and table set. Most tenants prefer to use their own bed, sofa and clothes storage, but these can be provided for a monthly additional fee.
Pets:
Sorry - not suitable for dogs, not even 'one small, well-behaved dog', because the fencing isn't dog-proof. The landlords have a cat that sometimes walks through the garden.
The landlords live on site, with a shared driveway, though you have your own parking area for two cars.
If this feels like a great match for you, and you’re excited about having a garden, please message Clare to request a viewing, sharing a bit about yourself, what you're looking for, how you would evidence affordability, and when you want to move.
