Property number 54136. Enquire through Rightmove's messaging system and we'll respond within 5 minutes, 24/7. Cosy Ashdown Forest cottage with wood-burner, courtyard garden, direct forest access, high-speed fibre, and easy London commute. Just 3 minutes from the nearest shops in Forest Row, and 12 minutes from East Grinstead station (to Victoria & London Bridge). Fully refurbished and available for the first time in ten years.
The Cottage is a character-filled sandstone-fronted single storey home with south-facing bow windows.
The living room has solid oak floors and a wood-burning stove. The cottage was fully double-glazed two years ago and is well insulated, including excellent roof insulation and a sandstone bedroom wall. During the recent heatwaves it was routinely around 10 degrees cooler inside than outdoors, which also makes it cosy in winter.
The kitchen includes a brand new induction-hob electric cooker and a brand new fridge, alongside the solid wood kitchen and oak flooring. The shower room is newly refitted. The cottage has a carpeted double bedroom with plenty of space for clothes storage and a desk.
High-speed fibre broadband makes Teams calls easy, despite your rural location.
The Cottage has a south-facing low-maintenance gravel courtyard garden with an acacia wood bistro table and chairs to enjoy coffee in the sunshine. It has a flower bed with a lavender border and space for your own favourites. The garden has established shrubs, a white rambling rose, an elderberry and mature grapevines, and it is overlooked by ancient oak trees. Plus you have direct access straight up the bridleway the cottage sits on into the ancient part of Ashdown Forest, with road-free walking routes to Forest Row and the renowned Hatch Inn pub.
There's a private driveway for three cars, plus a stone-built, insulated storage room with plumbing for a washing machine and tumble dryer, and a Ring camera doorbell, for added peace of mind.
The property is heated by a high-efficiency oil boiler (metered and paid at cost to the landlord, so there's no oil tank for you to remember to fill), and the wood-burning stove, which gets the cottage feeling toasty. Hot water is designed to keep your costs low, with no wasting money to heat 200 litres a day only for most of it to go cold: the shower, kitchen tap, and shower room sink tap are all instant hot water, so you only pay to heat what you actually use.
Council tax is band A (Wealden & Hartfield - £110 per month for a single occupant or £149 for a couple). The EPC is a D, with oil central heating typically costing around £70 per month in winter 2025/6.
Available from 17 October, subject to referencing.
The tenancy is for maximum two people. One cat or one small-medium dog would be considered. The property is too small for more.
If you have a dog, you will need to bring it to the viewing, by prior agreement, so the landlords can meet it, and it can get a sense for the property. The property is unsuitable for dogs that would be left at home during the day, or that have a strong prey-instinct, due to the proximity to Ashdown Forest wildlife and neighbouring cats. Please note that the garden fencing is designed to keep forest livestock out, not dogs in.
