Detailed Description

As the Landlord's priority is water quality, the FBT will be subject to water quality management terms and a Beyond Nature management plan. Further details of these terms are available within the brochure.

Outside

The property is to be let subject to all existing wayleaves, easements and rights of way, public and private, whether specifically mentioned or not.
The Landlord will retain the benefit of all wayleave payments in respect of any apparatus situated on the land.
Access rights will be retained over the land for the Landlord and their appointed agents or contractors in respect of carrying out any survey works (whether intrusive or not) and inspecting and maintaining the land subject to providing notice to the Tenant. The Tenant will be entitled to reasonable compensation for damage caused by exercise of these rights.

Tenancy

An FBT will be available to a suitably experienced farmer and is to commence 1st September 2026 to 31st August 2031. A copy of the Farm Business Tenancy can be made available for review. References are applicable - please contact the agent for further information.

There are no buildings included with the letting, any works carried out to the land will be on a Fully Repairing and Insuring basis for drainage, boundaries and fencing etc.

The rent will be payable 6 monthly in advance on 1st September and 1st March in each year.
