All charges will be fair & reasonable based on the amount of work involved however the agent or landlord should not be responsible for costs due to the tenants actions
Lost or replacement keys & other security devices
Rent Arrears will be 3% above the Bank of England Base Rate
Changes to the Tenancy. A charge of GBP50 will be made to any changes of the tenancy agreement providing the landlord agrees (Pet Permission, additional sharer)
Early Termination. The landlord is entitled to charge an early termination fee including loss of rent. This could include marketing and reference costs incurred by the landlord in agreeing to the early termination. Charges will be reasonable and tenants will be responsible for the rent until new tenants are found. The landlord does not have to agree to an early termination.
After you have vacated the property the agent can charge reasonable expenses if any repairs are required to the property including repair costs which form a breach of contract. These charges will be agreed with the Deposit Protection company in the event of a disagreement.
Removing and/or storing items left in the premises for a maximum of one month, after which the items will be destroyed or sold Reasonable costs + storage
