(90%) Paid by landlord: Council tax, cold/hot water, radiator based central heating by gas, electricity in all communal parts including kitchen. BT fastest available broadband package (we don't have Virgin infrastructure here), TV Licence.
(10%) Paid by tenant: Use of lights and electric sockets in your own room, via a smart private meter, online Pay As You Go top up. (no need for token or card). Average spend around £20-25 per month depending on use.
Management
The entire property is managed by our in house letting management firm.
Regular cleaning (kitchen, hallway, stairs) and alarm testing are provided.

Permitted payments
For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents can only charge tenants (or anyone acting on the tenant's behalf) the following permitted payments:
