We offer a range of tenancy lengths starting from 3 months. The longer you live with us the lower your monthly rent. The monthly rent shown here is based on an 12 month tenancy.

Close to St Luke's Campus, The Gorge offers quality rental homes for those studying post-grad courses or working at The University of Exeter.

As with all rental properties in the UK we need you to pass reference and Right to Rent checks. If you answer 'no' to any of the following questions we will unfortunately not be able to progress your enquiry to live at The Gorge.
O Do you have a clear credit file (i.e. You've never receive a ccj)?
O Are you solvent (i.e. You've never been declared bankrupt)?
O Is your credit score over 175? (If you're not sure then use one of the online free credit check websites)
o Do you have the Right to Rent in the UK?
O Do you earn 2.5 x the annual rent value? For example if your monthly rent is £700 you'll need to earn at least £21,000 per year before tax.
If you don't earn enough, then you may be able to rent using a Guarantor. Your Guarantor must-
o be a UK homeowner
o have a UK bank account
o earn a minimum of 3 x the annual cost of the property you want to rent
o agree to be your Guarantor and have reference checks carried out on them
Please note if you are studying looking to live here you will need to go through our standard referencing process and provide a UK homeowner as a guarantor (see above). Unfortunately, we are unable to accept a company or a foreign embassy as a guarantor.

In addition to paying rent for the property, you may also be required to make the following permitted payments:
A holding deposit -Not applicable.
Tenancy deposit– A deposit equivalent to a maximum of five weeks rent will be required to be paid at the start of the tenancy.
Inventory Checks – An inventory will be provided to you at the start of the tenancy.
Payments to other third parties: such as Council Tax, utilities or payments for communications services.
Tenancy Transaction Charges:
England: Such as requests to vary or assign the tenancy.
Wales: Provide an additional copy of the Written Statement / Occupation Contract.
Default fee for late payment of rent- Chargeable from 14 days (7 days in Wales) arrears calculated on the interest of 3% above Bank of England base rate on the late payment of rent for each day that the payment is outstanding.
Loss of key or other security device- Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual cost of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant.
Payment on termination of a tenancy
Properties located in England:
Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Properties located in Wales:
Early termination of a contract will be considered by the agent/landlord, and negotiations on any cost will be determined based on individual circumstances. However, it should be noted that there is no guarantee that the landlord will agree to a proposed early termination, and where no such agreement is made, the tenant (contract-holder) will remain liable for the total sums required under the occupation contract. The landlord is fully within their rights to expect payment for the entirety of the tenancy.
