Following legislation on the tenant fee ban fees that can legally be charged are as follows;
First month's rent.
Deposit - 5 weeks rent.
Holding Fee - 1 week's rent (Put towards first month's rent should the let commence. Failure to proceed with the tenancy or not disclose any information that will affect suitable references will be withheld).
Pets - £20 per pet per month towards the rent if applicable and subject to the Landlord's approval.
Utilities - will be the responsibility of the tenant's (costs vary).
Novation of contract - up to a maximum of £50.
Default fees
Late payment of rent - default fee can be charged for late payment of rent. The fee will be no more than 3% above the Bank of England base rate for each day the rent has been outstanding. Only applies after 14 days.
Keys/security devices - default fee can be charge for the reasonable cost of replacing keys or security devices (cost may vary).
Payments for early termination of tenancy - reasonable costs depending on circumstances. Cannot exceed the financial loss of the Landlord or Agent.
