Set on Rosebery Crescent, between Haymarket and Edinburgh’s West End, this one bedroom flat has the kind of scale more often associated with a much larger home. The proportions are impressive throughout, with exceptionally high ceilings, generous rooms and original period details giving the property a real sense of character.

The sitting room is the centrepiece of the home. Measuring more than 22 feet in length, it is a beautiful, light-filled space with tall bay windows, intricate cornicing and a handsome period fireplace. There is plenty of room to create separate areas for relaxing, dining and working from home, without the space ever feeling crowded.

The double bedroom is equally well proportioned, with high ceilings, a large sash-and-case window and more than enough room for substantial bedroom furniture. A separate fitted kitchen, shower room and welcoming hallway complete the accommodation.

Offered unfurnished, the flat provides a calm, neutral backdrop and the freedom to make the space feel entirely your own. Access to the private Grosvenor Crescent Gardens can also be made available by arrangement, adding a lovely sense of breathing space in the middle of the city.

Rosebery Crescent is one of those particularly convenient Edinburgh addresses that manages to feel residential while placing some of the West End’s best spots within easy reach. The Palmerston is just around the corner for coffee, freshly baked pastries or dinner, while Patatino at The Hoxton brings a lively Italian option to nearby Grosvenor Street.

Twelve Triangles on Dalry Road, Cairngorm Coffee on Melville Place and William Street favourites including Teuchters and The Green Room are all close by, with Dulse on Queensferry Street for something a little more special. The Scottish National Gallery of Modern Art, Dean Village and the Water of Leith are also within easy reach.

For everyday convenience, M&S, Haymarket Station and the tram stop are only moments away, providing excellent connections across Edinburgh, to the airport and further afield.
