HOW TO APPLY ...
Your application should be accompanied by a holding deposit - this will be the equivalent of one weeks' rent.

We will only ever take one 'holding deposit' per property at any one time and this will be held in our client account for a period of up to15 days (unless we agree otherwise) whilst the referencing process is being carried out.

We may keep your holding deposit if you:

THE REFERENCING PROCESS ...
We may use a referencing Agency to carry out the referencing and credit check process however, in any event, all applicants will be required to provide satisfactory references such as, but not limited to for instance, employment, proof of income, previous landlord, accountant, solicitor etc.

All adults over the age of 18 who will be living at the property will be required to provide identification and proof of nationality in order to validate their 'Right to Rent' under the Immigration Act 2014.

Acceptance and offer of an Assured Shorthold Tenancy is at the discretion of the Landlord whose decision is final

THE TENANCY ...
The property will be let on an Assured Shorthold Tenancy for a minimum term of 6 months - you will not be able to terminate the agreement during this period and you will be responsible for the rent for the whole of the fixed term

The Tenant will be responsible for all utility charges during the term of the tenancy, including but not limited to, for instance gas, electricity, oil, water, sewerage, telephone, broadband, TV Licence and any other utility or service charges supplied to the Tenant during the Tenancy.

DEPOSIT AND RENT ...
The successful Tenant will be required to pay one months' rent in advance. Rent will then be due monthly, in advance on the specified dates.

You will also be required to pay a security deposit - this is usually equal to a maximum of 5 weeks rent if the rental payment is under £50,000 per year, or 6 weeks rent if the rental payment is over £50,00 per year. The Security deposit will be lodged with the Deposit Protection Service and held in accordance with the scheme regulations and will be refundable at the end of the tenancy, subject to the property being left in a satisfactory condition and all obligations of the Tenancy Agreement have been followed. It is NOT possible to use the deposit as rent for the final month.

INSURANCE ...
