INFORMATION ABOUT HOLDING DEPOSITS AND THE APPLICATION PROCESS:
In Wales, a holding deposit is a payment taken by a letting agent or landlord to reserve a property for a prospective tenant while referencing and other pre-tenancy checks are carried out. This deposit is typically capped at one week’s rent under the Renting Homes (Wales) Act 2016. It is not the same as the security deposit, which is what is to later be paid to secure the property, once the Occupation Contract is signed. Your Holding Deposit payment is a payment towards this full security deposit; therefore, it is considered as a pre-payment of 1-weeks rent towards the capped 5-week rent deposit (i.e. it is added to the ‘security deposit balance’, as stated above)
Once the holding deposit is paid, Albany Property Services will accept your offer to rent the property and begin processing you application(s). This will entail receiving, recording and referencing all necessary documents, as per the ‘Documents Required’ checklist, based on your circumstances. All the application documents required can either be emailed [use Contact Agent Button] or provided as a hard-copy print-outs. Your application form(s) and ID(s) must be submitted first. Once received, we will take up references and prepare further documentation relating to your application(s).
OUR REFUND POLICY:
* This holding deposit will be offset against the deposit if the contract proceeds.
* If the landlord withdraws this application, the holding deposit will be refunded in full within 7 days
* If the property becomes unavailable or cannot be offered by the agreed date, the holding deposit will be refunded in full within 7 days
