APPLICATION PROCESS
1. Application
Applicants will be required to complete an application form and provide:
• Photographic identification (Passport or Driving Licence)
• Proof of current address (Council Tax bill, utility bill or bank statement dated within the last three months)
2. Holding Deposit
A Holding Deposit equivalent to one week's rent, is required to reserve the property.
The Holding Deposit will be credited towards the first tenancy payments following successful referencing and approval by the Landlord.
The Holding Deposit will be refunded where:
• The Landlord withdraws from the application.
• The Applicant and Landlord fail to enter into a tenancy agreement within 14 days (or another mutually agreed timescale).
The Holding Deposit may be retained where permitted under the Tenant Fees Act 2019, including where:
• The Applicant withdraws before contracts are signed.
• The Applicant fails Right to Rent or financial sanctions checks.
• False or misleading information is provided that materially affects the Landlord's decision.
• The Applicant fails to take all reasonable steps to enter into the tenancy within the agreed timescale.
3. Referencing & Compliance Checks
Following receipt of the Holding Deposit, the Agent will undertake:
• Credit checks
• Employment and affordability checks
• Current or previous landlord references
• Right to Rent checks
• Identity verification
Where required by law, the Agent may also carry out anti-money laundering and financial sanctions checks.
4. Tenancy Deposit
Once referencing has been satisfactorily completed, the Applicant will be required to pay a tenancy deposit , equivalent to five weeks' rent.
The deposit will be protected in the Deposit Protection Service (DPS) in accordance with current legislation.
5. Signing the Tenancy Agreement
Once the tenancy deposit has been received, the Tenancy Agreement will be issued for signature.
The Tenancy Agreement will comply with all housing legislation in force at the commencement of the tenancy.
6. Initial Rent Payment
Following signature of the Tenancy Agreement, the first month's rent will become payable, less the Holding Deposit already paid.
No rent will be requested before the Tenancy Agreement has been signed.
7. Payments During the Tenancy
