The rent will be £760 x 4 = £3040 per calendar month. This will include water rates.

Please note that the reference to the start date, basically means when the flat is available "from". Also, there is a degree of flexibility as to the length of time, owing to the Government's new rental changes.

In the first instance, we require a £100 Holding Fee (sometimes called a Holding Deposit) from each individual. This effectively takes the flat off the market and represents your commitment to the tenancy. However, if your group withdraws from the tenancy before the tenancy commences, the holding fee will be forfeited unless you have a suitable replacement student group to take your place (in that situation, your holding fee will be reimbursed). If your group continues to proceed, the holding fee will also be reimbursed.

Please note that the deposit is a separate entity from the rent and will be paid into a government-approved deposit scheme. We use the Deposit Protection Service; this deposit will be requested at a later date.

IN RELATION TO THE DEPOSIT.

The deposit will be £3440 (or £860 per person).

Rent is paid monthly in advance and includes water rates but excludes all other bills, such as gas, electric, internet, TV licence (if applicable) and council tax (if the individual works). Tenants are responsible for setting up and paying their utilities bills.

From experience, we are aware that some students might find the setting up of accounts daunting. We have partnered with The Student Energy Group (TSEG), which offers “bills packages” to take away such stress. We will be suggesting TSEG to each group that comes on board with us.

Tenancy is one single agreement with all the individual names on.

Once a group is signed up with us, our team take on the management of the tenancy from start to end.
