We are pleased to welcome to the market a lovely three bedroom, semi-detached house with a conservatory and private garden that would perfectly suit a family or couple. The property benefits from being newly decorated, has grey laminate flooring in the lounge/diner/conservatory and grey carpet on the top floor giving it a contemporary feel.

As you step into the property there is an entrance leading to the lounge/diner and kitchen. The spacious open plan lounge/diner has an open fire, perfect for cosy nights in winter. You will also find a large, bright and airy conservatory offering picturesque views over the garden and beyond. You can again admire these views from the cottage style kitchen, with all appliances including washing machine, dishwasher and integrated fridge and freezer.

Upstairs there are two good sized double bedrooms and one single. There is plenty of storage including built-in wardrobes and a shelved airing cupboard on the landing. There are two unique triangular bay feature windows on the stairway allowing in plenty of light. The bathroom is more traditionally styled with telephone taps and an electric shower over the bath.

The garden is west facing with a small decked area adjacent to the conservatory, a perfect sun trap for those summer evenings. The remainder of the garden can be reached by the descending steps to a large lawned area with well established plants and trees offering complete privacy. At the front of the property there is a good sized front garden and free on street parking, a rarity in the Brighton area. As the property is east west facing you have the benefit of the sunrise at the front of the property and setting at the rear.

The property has a house alarm fitted with PIR sensors on the ground floor and optional night mode. There is also a Nest thermostat installed, offering an extremely efficient and cost effective way to heat your home. The walls and loft space are well insulated keeping the property warmer in winter and cooler in summer.

Ideally located on the north eastern edge of Brighton with great transport links to the A27 and A23. It is just a short walk to the main bus routes and nearest train station. Across the road from the property is a beautiful country park offering idyllic walking and cycling routes. Both Sussex and Brighton universities are also in close proximity. Positioned in a crescent with no through traffic, it is extremely quiet and peaceful and you’ll have all the benefits of living near both a countryside and town centre location.
