Under the Renters’ Rights Act 2026, tenants may request a pet, which will be considered on a case-by-case basis and not unreasonably refused. In some circumstances permission may not be possible, for example due to restrictions in a head lease, building regulations, mortgage or insurance, or where it would not be reasonable for the property.
All applications are assessed against objective affordability, referencing, credit, and property suitability criteria, applied consistently. Where a holding deposit is taken, deductions may be made in line with the Tenant Fees Act 2019 if an applicant provides false or misleading information, withdraws, or fails to take reasonable steps to enter a tenancy. Any deductions will be limited to reasonable, evidenced third-party costs.
