• Min affordability £45,000

• As part of the letting agreement no work vans, mobile homes or caravans are allowed onsite.

• For residential let only; commercial use or running a business from the property is prohibited.

• Holding deposit: The holding deposit of 1 weeks rent will be retained and put towards the first months' rent, subiect to successful referencing. The holding deposit is non-refundable if the tenancy does not go ahead due to the tenants providing false or misleading information, pulling out, or failing the right to rent, financial or referencing check. Details will be put in writing to the tenants within 7 days of the application not proceeding.

• Property cannot be held in reserve until all relevant monies have been paid.

• Kitchen white goods (oven and hob, fridge/freezer, dishwasher and washing machine) are all provided on a goodwill basis and do not form part of the tenancy agreement. They are excluded from the landlady's maintenance obligations and will not be repaired or replaced if they fail. This excludes the boiler, which is new and serviced annually.

• The property uses domestic oil for heating and water. A buy-back scheme is in place from one tenant to the next which is fairly managed by the landlady. Tenants will arrive to a partially-filled tank which they must pay for, and they must never let the tank run empty - it is the tenant's responsibility to order and pay for more oil during the tenancy. Failure to do so will result in the oil-fired boiler malfunctioning, and the tenant will be liable for the full charge of repair and restarting the system.

• Sewage waste is via septic tank - this usage and its maintenance is included in the rent. Wessex Water bills are for water supply only, and hence are lower.
