Other fees and charges
Vacant Property Management Fees: £72 (inc. VAT) per visit. To cover the costs associated with visiting the property to undertake visuals checks on the inside and outside at a frequency mutually agreed with the landlordManagement Take-over Fees: £120 (inc. VAT) per tenancy. To cover the costs associated with taking over the management of an ongoing tenancy, ensuring all statutory compliance has been undertaken, confirming everything under “Set-up Fees” above, receiving and protecting the security deposit and providing all necessary legal documentation to the tenant.Deposit Transfer Fees: £30 (inc. Holding Deposit: Equal to one week's rent.Referencing: Criteria may include the following: We will contact any Landlord you have had within the last 3 years. Confirmation of earnings. A credit check – this will allow them to see if you have a good history of paying your bills. Your bank details – including bank name, account number and sort-code. Details of your employment – your employer, job title, payroll number, salary, previous employer, etc.Alterations to the tenancy agreement: To pay the Agent the sum of £50.00 (inc. VAT) when the tenant requests a variation, assignment or novation of a tenancy.Keys: In the event that any keys have been lost, pay reasonable costs for replacement.
Deposit
The deposit will be held by a government approved Deposit Scheme and is due prior to commencement of the tenancy. The deposit will be equivalent to five weeks rent. Deposit: Once the full deposit is paid, the property is then secured. The deposit will be held by the deposit protection service (dps). The deposit is held against any non payment of rent or damages to the property over and above fair wear and tear.
