must be for a specific sum and we suggest this is made for an “odd amount” to avoid the possibility of equal tenders. No escalating tender will be acceptable, the Landlord is not bound to
accept the highest or any tender.
The tender must be accompanied by a realistic business plan and the successful candidate will provide key information regarding capital, revenue/ expenditure and references including from any landlords.

Soil Analysis
Given the focus on regenerative farming,
an independent soil test will be commissioned in advance of the start of the tenancy. The cost of the test and report are to be split equally between landlord and tenant. The successful
applicant will be supplied with a copy of
the report and be expected to maintain or
improve the soil conditions within the
tenancy term. Prior to termination of the
tenancy a new set of tests on the same
basis will be commissioned, with 50% of
the cost to be charged to the tenant.
Dilapidations may be charged at the end
of the tenancy for any deterioration in soil
quality, by reference to the tests and at
the sole discretion of the landlord.
