Property description
A truly rare and remarkable eight bedroom country house overlooking Gleneagles Golf Course
Description
A substantial country house of exceptional scale and privacy, occupying a highly sought-after position overlooking the renowned PGA Centenary Course at Gleneagles.
Set within beautifully landscaped grounds surrounding a picturesque ornamental pond, Kinlone extends to approximately 7,750 sqft. Built for the current family around 30 years ago and carefully maintained ever since, the house offers an impressive combination of generous accommodation, established gardens and a secluded setting beside one of Scotland’s most celebrated destinations.
The accommodation is arranged over two floors and is equally suited to formal entertaining and family life. A welcoming reception hall leads to a drawing room, dining room, family room and sun room, with the principal reception spaces enjoying views and access towards the gardens. The kitchen is supported by a breakfast area, pantry, utility room and extensive ancillary accommodation. Further ground floor accommodation includes a study, snooker room, bedroom suite and substantial triple garage. Above the garage, a gallery extends across much of its length, creating a distinctive architectural feature and further flexibility.
The first floor provides seven further double bedrooms arranged across two wings. The principal suite benefits from a dressing room, en-suite bathroom and private balcony, with views across the grounds towards the surrounding Perthshire countryside.
The grounds provide a particularly attractive setting, with broad lawns, mature trees, established planting and colourful borders arranged around the central ornamental pond.
Kinlone offers a rare combination of proximity to Gleneagles, views over the PGA Centenary Course, extensive accommodation and a high degree of privacy. Properties of this scale and setting are rarely available on the rental market.
