All our apartments are furnished to a high standard; we have furnished our rental homes just as we would our own. From day one you can settle in knowing that your internet and utility accounts have already been installed and taken care of whilst also included in your rent. Whether you lay your head in a studio or buddy up in our co living suite you'll each have your own ensuite with walk in shower for that extra little bit of privacy. In our co living suites you'll be sharing the kitchen where you can get creative with your recipes and relax together in your living room.

BEFORE YOU MOVE IN
Holding Deposit :£150 inc VAT per property.
Payable when securing a property with Colby River. This payment will be deducted from the 1st month's rent. Payment will be made through Colby River's online portal.
Deposit & 1st Month's Rent
Deposit - equal to one month's rent to be paid to Colby River and protected with the Tenancy Deposit Scheme for the duration of the tenancy.
1st Month's Rent - the first month's rent will be paid via the online portal with the subsequent payments being paid via direct debit. on the date due each month.
DURING THE COURSE OF YOUR TENANCY
Default Fees (Outlined in the Tenancy Agreement)
Late Rent Payment Fees:Interest at 3% above the Bank of England Base Rate, for each day that the payment has been outstanding, is payable when the rent is more than 14 days late from the rent due date.
Lost Keys & Fobs:
Replacement Key - £10.00
Replacement Entry Fob - £50.00
Replacement Car Parking Fob - £50.00
Lock Change - £50.00
Payable if you lose your keys or fobs and require a replacement.
Changes to a tenancy: £50 inc VAT per change, plus reasonable costs.
Payable if you wish to make an alteration to your tenancy agreement.
Early Termination Fees: To be decided on a case by case taking into consideration the costs incurred by Colby River.
Payable if Colby River have agreed that you are able to terminate your contract early.
