New Assured Shorthold Tenancy (AST)
For tenants entering into a new AST agreement, the following charges may apply:
Holding Deposit: Up to one week’s rent
Security Deposit:
Equivalent to five weeks’ rent
Increased to six weeks’ rent where the annual rent exceeds £50,000
Rent & Utilities: Payable as outlined in the tenancy agreement
Unpaid Rent: Interest charged at 3% above the Bank of England base rate (as per the tenancy agreement)
Lost Keys or Security Devices: Tenants are responsible for the cost of replacement, including locksmith services if required
Tenancy Amendments (at the tenant’s request): Minimum charge of £50, subject to the complexity of the change
Early Surrender of Tenancy (at tenant’s request): If the tenant wishes to end the tenancy early and the landlord agrees to re-let the property, rent liability will cease once a new tenant takes occupation. However, the tenant is responsible for covering the landlord’s reasonable costs for surrendering and re-letting the tenancy.
