Permitted Charges in accordance with the Tenant Fee Act 2019 (from 1st June 2019) for an Assured Tenancy agreement:

* Holding Deposit for taking flat off the market which is equivalent to one week’s rent. The holding deposit is payable on application and is deducted from the initial rental payment. If the Holding Deposit exceeds the value of the initial rental payment, this will be deducted from the next Rental Payment due. The Holding Deposit may be held for more than 15 calendar days in circumstances where the application is made more than 15 days before the Tenancy Start Date. If when we've finished the referencing, the application is not accepted we will return the holding deposit to you within 7 days of us informing you of the final decision.

Circumstances where we will not refund the holding deposit:

• If the applicant(s) fail a Right to Rent Check

• If the applicant(s) withdraws from the application process

• If the applicant(s) do not respond or contact Us to progress the tenancy

• If the applicant(s) give false or misleading information that affects their suitability as a tenant.

* Security deposit: equivalent of 5 weeks rent for properties where the annual rent is below £50,000. For tenancies with an annual rent of between £50,000 and £100,000, 6 week’s rent will be requested.

* Interest on arrears- 3% over the daily base rate of The Bank of England if a rent payment is more than 14 days overdue, for each day the payment is outstanding.

* Lost keys/access fobs - If you lose your keys or access fobs during the tenancy, we will need to charge you the replacement costs, including if a locksmith is needed to let you in.

* Change of sharer £50 inclusive of any applicable VAT per replacement tenant if your request is accepted by us during your tenancy.

*Utilities, communication services and council tax as part of the rent when not paid separately. If applicable to the Property, this will be listed on the Property Advert and listed as terms in the Tenancy Agreement.

* If we end up arranging a third-party contractor to fix something in your flat which is your responsibility (as outlined in the contract), we may need to charge you their call out fee (if they have one).
