Before Your Tenancy Begins
Holding Deposit
Once your offer has been accepted, a holding deposit equivalent to one week's rent is payable. This amount will be credited toward your advance rent if you successfully enter into a tenancy agreement.
Advance Rent
Rent is payable in advance for each tenancy. At a minimum, the first month’s rent must be paid prior to the tenancy start date. The exact amount may vary depending on the specific terms of your agreement.
Tenancy Deposit
A security deposit is payable before the tenancy begins:
•5 weeks’ rent (if annual rent is under £50,000)
•6 weeks’ rent (if annual rent is £50,000 or more)
Late Payment of Rent
Interest on late rent payments will be charged at 3% above the Bank of England’s base lending rate. This charge will only apply if the rent is more than 14 days overdue.
Contract Changes
Should you request a variation, novation, or amendment to the tenancy agreement (including a change of occupant), an administration fee of £50 (inc. VAT) will apply. All changes are subject to the landlord’s approval.
Early Termination
If you wish to end your tenancy before the agreed term, you will be responsible for:
•The landlord’s costs in re-letting the property
•Rent, council tax, and utilities until a new tenancy begins or until the original tenancy expires
-Whichever occurs first, the costs will not exceed the total remaining rent owed under the original agreement.
Vacating During Tenancy
Should you vacate the property before the end of the term, you remain liable for all rent and associated payments until either:
•The end of the tenancy term
•A new tenancy commences with a suitable replacement tenant.
-Whichever occurs first, regardless of whether you continue to occupy the property.
