The main holding comprises a 4 bedroom Farmhouse, 25 agricultural buildings to include milking parlour, cubicle house equipped in total with 132 cubicles, silage clamp, and umbrella yards, please see the attached schedule for further details. Together with the associated 130.12 acres (52.66ha) surrounding pasture and arable land. The level lying land adjoins both holdings making it a manageable and accessible unit with convenient cow tracks, ample water troughs and predominately enclosed by hedgerows, ditches with post and wire fencing connected to mains electric to both holdings. The land is Grade III on the Agricultural Land Classification Map, please see the attached schedule and Site Plan. Over the course of the former tenancy, investments to the holding have been made with the use of grant funding.

The farm will be let on a 10 year term with a draft copy of the agreement available on the viewing day. The farm is to be let by application with application forms to be completed in full and returned with all supporting documentation to the Agents, Greenslade Taylor Hunt, 45 High West Street, Dorchester, Dorset, DT1 1UT, marked ‘Beaulieu Wood Farm and New House Farm—Application’ by 12 noon on Friday 16th August 2024.
Upon receipt of the tenders, Greenslade Taylor Hunt in collaboration with Dorset Council will compile a shortlist of candidates. Those candidates will be invited for an interview.
The successful applicant will be required to enter into the tenancy for a 10 year term with entry no later than 1st October 2024.
Each party will bear their own costs. The incoming Tenant will be liable for registering the lease and the paying of any necessary stamp duty.
The Landlord reserves the right to carry out survey and mitigation works on the farm as required and the right, subject to at least 12 months notice, to take back part, or all of the buildings at New House Farm for non-agricultural purposes without being obliged to replace any of these buildings.
The incoming Tenant has the opportunity to purchase the attached items from the outgoing Tenant prior to entering the farm at the stipulated price. The items in the house are to be taken over as part of the new tenancy. If the incoming Tenant does not wish to acquire any of the other items, the outgoing Tenant will arrange for their removal.
