We are pleased to offer a 2 bed, 2nd floor flat. Applicants must be over 35 years old.

This is a high rise block so not suitable for those with poor mobility.

The property comprises of 2 bedrooms, kitchen (with space for white goods), bathroom (with shower over bath), living room (with balcony) and storage.

The flat has no floor coverings and is not furnished. Our homes are not decorated and will be as the last tenant left them, decoration wise.

There is a strict lettings policy in place, please read details below;

* References must be provided from a minimum of 2 sources, one of which should be from a previous or current landlord.
* Applicants must be able to provide a full 5 years address history for referencing purposes.
* Any applicants who are known to be currently or have previously been a perpetrator of violent and/or anti social behaviour, or any other form of nuisance, will not be considered for accommodation. This also applies to applicants with a history of criminal convictions.
* Consent must be provided for the purposes of obtaining references, and for a background check to identify any current or former criminality with West Yorkshire Police. Applicants who refuse to provide this consent will not be considered for accommodation in the area.
* Applicants with a current drug and/or alcohol abuse issues will not be considered for accommodation.
* Applicants with a history of drug and/or alcohol abuse issues will need to provide evidence or references to support they have not suffered any relapse within the previous 12 months and are not at any risk of doing so should they be offered accommodation in the area.
* Any applicant who is under the age of 35 years old will not considered for accommodation in the area.
* Any applicant who is known to have general tenancy support requirements and/or vulnerabilities will only be considered for accommodation in the area if it is clear from references, background checks, suitability & affordability checks and detailed information from any existing support providers that they have no unmet support needs and that their vulnerabilities and support requirements do not place them at any risk of tenancy failure and that these do not manifest in any behaviours which are potentially problematic or have the potential to cause any disturbance to others.
* Applicants who are found to have provided false or knowingly inaccurate information during the suitability process will not be considered for accommodation in the area.

Rent is charged over a 52 week period, with 4 non-chargeable weeks at Easter, August and Christmas bank holidays, providing your rent account is up to date. We will require you to make rent payments in advance. Universal Credit claimants will need to make an advance rent payment of a months rent, as do those in employment.

Your tenancy will be an Assured Shorthold Tenancy for the first 12 months and will be converted into an assured tenancy after 12 months providing the tenancy has been conducted in a satisfactory manner.
