Deposit
All tenants will pay a deposit at the start of their tenancy (which is equivalent to 5 weeks rent*), this will be registered with My Deposits (Insurance) and held in accordance with the My Deposits terms and conditions.
* where the dwelling is part of our student listing, a deposit of 250 gbp is payable.
Early Termination of Tenancy agreement during Tenancy
this is not recommended, However, if it is necessary a new tenant must be found by the tenant wishing to leave and will remain liable for rent until a new tenancy agreement is signed by all parties - 60 gbp
Keys/ fobs
If a key is lost and needs replacing - 5.00 gbp per key
If a specialist key is lost and needs replacing - 25 gbp per key
If a fob is lost and needs replacing - 30 gbp per fob
Damage/Repairs
Where any damage is caused during the tenancy so long as it is not neglect or damage by the tenant, but reasonable wear and tear, the Landlord will be responsible. An invoice will be provided and deducted from the monthly statement.
Where any damage is caused during the tenancy which it is considered to be neglect or damage by the tenant, an invoice will be provided to the tenant with photographs in support - invoiced at cost
Please note that if a contractor has been called out and access arrangements have been agreed, but a tenant refuses access, the tenant may be invoiced.
