4 BEDROOM FURNISHED STUDENT PROPERTY - GOING THROUGH RENOVATIONS

LIST OF THE CURRENT RENOVATIONS GOING THROUGH:

Kitchen

• Install new wall tiles to base of wall units and splashback, including corner trims

• Seal worktops to tiles using mould?resistant silicone

• Make good kitchen walls and redecorate walls and ceiling with 2 coats of anti?mould paint

• Make good, undercoat and gloss skirtings

• Remove base unit kickboards, cut to correct length and reinstall with end trims and corner trims

• Install new FD30 fire door with:

• 3 fire rated bearing hinges

• Fire rated latch

• Fire seals and door closer

• Paint door white to match existing woodwork

• Replace back door with UPVC half double glazed door with thumb turn euro cylinder

Bathroom

• Install new riser rail in shower

• Install new UPVC window

• Replace boxing in with white UPVC cladding

• Treat mould on walls and ceiling

• Make good and redecorate with 2 coats of anti mould paint

• Cut out and reseal all sanitaryware with anti mould silicone

Hallway and Landing

• Install new newel post and spindles

• Raise height of banister and handrail on landing to meet building regulations

• Remove staircase to loft which does not meet building regulations

• Install new loft hatch and stair type pull down loft ladder

• Re secure door frame and install new letter plate to front door

• Install 1 hour fireproof boarding to underside of stairs

• Seal all joints and edges with intumescent sealant

Bedrooms

• Install new internal doors to bedrooms

• Undercoat and gloss doors in white

• Back bedroom: install UPVC door and frame with opening window above

• Install window restrictors

• Install thumb turn euro cylinder

Whole Property

• Redecorate property throughout with 2 coats of emulsion

• Prepare and undercoat woodwork

• Topcoat woodwork with white satinwood
